Landlord EICR Requirements in England
For most rented homes, landlords must arrange inspection and testing by a qualified person at least every five years, or sooner if the previous report specifies. Existing tenants must receive the report within 28 days, while new tenants must receive it before occupying the property.
Where the report requires remedial work or further investigation, the work must be completed within 28 days—or sooner if the report states a shorter period. Requirements and exceptions vary, so landlords should check the current official GOV.UK guidance.
